One cost effective method of buying property in Albania is to buy Off Plan property. Purchasing Off Plan property in Albania means the investor pays a deposit to the developer to reserve an Albanian property before the construction has started or when it is in the very early stages of construction.

The benefit to the developer is that he can sell at an early stage. This offers them security and cash-flow although they cannot show the investor anything else than the site, plans/drawings and computer generated images. Purchasing off plan Albanian property benefits the investor as the price of the property can be secured more or less1 to 2 years prior to completion, which offers significant capital growth possibilities. With an off plan Albanian property, the deposit required is usually between 10% and 20% with secondary payments on the finishing of the roofing works and the final payment being made on completion of the building and financed by a mortgage.

SOME INFORMATION WHEN YOU WANT TO PURCHASE OFF PLAN APARTMENTS IN ALBANIA THROUGH DAMEN REAL ESTATE

  • After you have chosen your off plan property in Albania, we will check by phone and through e-mail (for verification) if the property is still available. In most cases we know it immediately as we are in constant contact with the developer and are updated every week through availability lists. When available we will reserve it by phone on your behalf. This is valid for 1 week in which you can pay the reservation fee to us or directly to the developer. This can be a cheque or a bank transfer. All the information that we require is included on our off plan reservation form.
  • The developer will give you a full sales contract. This contract must be signed and returned to the developer within 3 weeks.
  • The initial deposit must be paid within 3 weeks of your reservation. The reservation fee can be deducted. This needs to be paid via a bank transfer directly to the Albanian off plan developer.
  • Further payments must be made according the time table for payments of off plan property in Albania according to the contract of your particular off plan Albanian property.
  • The Off plan property in Albania will be yours after completion. The main part of this transaction is the signing of the Notary Act that can be arranged through a solicitor or you can travel to Albania and inspect your finished Albanian property.
